How To Care For Rental Property

When you rent someone's property, it's good to know how what your responsibilities are in order not to have inconvenient situations. When some people rent someone else's property they think that they are responsible only for a few little things and the rest of responsibilities should be taken care by a leasing agent. But usually it is vice versa. When someone rents a house or apartment, they are usually obligated to sign a contract where all the responsibilities of leasing agent and renter are fully described. In case if something happens both parties understand what they are responsible for.

Responsibilities Of Renters

Usually if you rent an apartment, you will be responsible for the area that is nearby the apartment and apartment itself. This may include different things such as taking care of backyard and area inside the apartment. These are the main rules of maintenance and which require keeping your apartment in a proper condition. If you damage the paint on the wall or some parts of the interior are they exterior, as the renter, you need to fix it.

But this is not all. There are still some things that the renter is responsible for. For example, if the something going wrong with bathrooms during the time that the renter uses this apartment he is also responsible for fixing these things. But of course if you as a renter don't feel comfortable fixing all that, you might call the maintenance company.

Renters must know their responsibilities and always show respect to other renters in their area and not cause damage intentionally. Not picking up trash after yourself if you left it somewhere is the same as intentional littering. Renters that don't follow these rules are fully responsible for their actions and might be forced to pay fines.

Leasing Agent's Responsibilities

If something goes wrong with the equipment in the apartment that renter is not responsible for, then it is the leasing agent's responsibility to take care of it. The leasing agent must always check to ensure all the necessary utilities and major appliances are working properly and ensure that the renters are provided with everything that they paid for. For example, if you don't have hot water in your apartment, this is clearly the responsibility of the owner to fix.

And also, one more of responsibilities of a leasing agent taking care of public areas. This is usually that surround that area of the apartment, such as grassy parts of the land.

Things That The Leasing Agent Is Not Responsible For

As we discussed before the leasing agent has his own responsibilities and concerns about complaints of their renters. So if the leasing agent is not accomplishing these responsibilities it might lead to inconveniences in dealing with clients. For instance you need hot water to clean dishes properly. This is the reason why hot water is always needed in the apartment. Also, during cold weather times the heat is an absolute necessity and if there are problems with it, it may create intolerable living conditions for renters.

So before you rent an apartment to a renter as a leasing agent make sure that both of the above are working fine. A renter faced with this kind of problems, can contact the department of housing and ask them to provide advice what to do in this situation.

Sometimes the renter will be informed that the alleged transgression done by the leasing agent is not his actual responsibility. But still in some cases the renter may be informed that leasing agent's actions are violating local ordinances and their rental contract rules. In both cases the representative of the Department of Housing can resolve the situation and suggest certain things to do to come to their desire result.
